Softwashing is a cleaning procedure that removes organic growth and environmental buildup from building exterior, which may have accumulated over time. Unlike pressure washing systems which utilise a high pressure water supply to tackle tough grime and dirt, a softwash system uses a chemical solution to remove Biofilms on exterior surfaces. A Biofilm consists of a group of microorganisms which often stick to exterior surfaces. They can form on living or non-living surfaces. Examples of Biofilm are algae, lichen and mould. These organic nuisances are eradicated by applying something called a biocide to their exterior, which is a chemical substance or microorganism that kills or controls the growth of living organisms. Soft washing is so named to easily differentiate it from the often used powerful process of Jet, Power or Pressure washing.
Soft washing is a safe and very effective low pressure cleaning system which means it is possible to clean and restore roofs, walls, render, drives, patio and most hard surfaces from the safety of the ground, a platform, scaffold tower or cherry picker, using low pressure cleaning equipment instead of pressure washers. It is used to deal directly with the root cause of organic staining on building surfaces and is likened to a pest control rather than a cleaning process.

Pollution, weather, the environment and the accumulation of biofilm (examples of biofilm are algae, lichens and mould) can all lead to a deterioration of the appearance of most stone surfaces. Using state-of-the-art pressure washers and surface cleaners, we can remove unsightly moss, grime, mould, lichen, mildew, algae, and most other biological contaminants.
In addition, Oakley Cleaning will often use soft washing as a 'bolt-on' cleaning method where it is not possible or is unsuitable to use pressure or jet washing. Soft-washing typically is used when we clean roofs, render and some brickwork. Typically, patios and driveways are cleaned with higher pressure methods and equipment. Additionally, if you wish, we can supply driveway and patio surface sealants. These are used to help maintain the appearance and integrity of hard standing areas, extend the time before re-cleaning is required, and to minimise weed growth. In order to reduce the need or frequency of repeat cleans, we can also supply a range of biocides. These are residual, long-term treatments that are applied directly to the cleaned surface, thereby prolonging the time before a return visit is required.
The two roofs on the buildings shown below are in close proximity, on the same plot of land in the village of Baughurst, between Basingtoke and Newbury. Regarding the roof on the left, the owner was inclined to have the roof manually cleared of moss and treated with a biocide to inhibit it's return. The roof on the right was significantly worse in appearance due to the amount of moss growth and other contaminants (lichens and algae). This roof underwent a light pressure wash, followed by an oxidisation treatment to quickly kill any organisms. This was followed up by a biocide application to deter regrowth of these contaminants. A regular biocide treatment, probably once every two to three years, is recommended to prevent any re-growth. Regular re-treatments mean a cleaner roof, clearer gutters and superior 'kerb appeal' at a cheaper cost.
