WHAT IS SOFTWASH CLEANING?
Softwashing is a cleaning procedure that removes organic growth and environmental buildup from building exterior, which may have accumulated over time. Unlike pressure washing systems which utilise a high pressure water supply to tackle tough grime and dirt, a softwash system uses a chemical solution to remove Biofilms on exterior surfaces. A Biofilm consists of a group of microorganisms which often stick to exterior surfaces. They can form on living or non-living surfaces. Examples of Biofilm are algae, lichen and mould. These organic nuisances are eradicated by applying something called a biocide to their exterior, which is a chemical substance or microorganism that kills or controls the growth of living organisms. The two roofs on the buildings shown below are in close proximity, on the same plot of land in the village of Baughurst, between Basingtoke and Newbury. Regarding the roof on the left, the owner was inclined to have the roof manually cleared of moss and treated with a biocide to inhibit it's return. The roof on the right was significantly worse in appearance due to the amount of moss growth and other contaminants (lichens and algae). This roof underwent a light pressure wash, followed by an oxidisation treatment to quickly kill any organisms. This was followed up by a biocide application to deter regrowth of these contaminants. A regular biocide treatment, probably once every two to three years, is recommended to prevent any re-growth. Regular re-treatments mean a cleaner roof, clearer gutters and superior 'kerb appeal' at a cheaper cost.
